Planning permission is not normally required as our buildings fall under permitted development (built under 2.5m high externally). Most houses, even in conservation areas and areas of outstanding natural beauty (AONB), have permitted development rights. Listed buildings have no permitted development rights, so will always need planning permission. Don't worry though, as planning is a relatively simple process for our garden rooms and we can help with this process.
We can build as close as 400mm to any solid obstacle, such as your house however our garden room structures do need to remain free-standing due to the nature of their construction so cannot be attached as a lean-to.
To comply with regulations all our buildings are built as standard at 2.5 metres externally. The front of our buildings is always the highest point, allowing water to run from the front to the rear guttering.
Yes, all of our garden studios are warm enough to use throughout the year as they are all well-insulated. The floors walls and roof are insulated and all windows and doors are double glazed.
We use the very best insulation technology in our garden studios. Our windows and doors are double-glazed and fitted with Pilkington K Glass™ famous for its energy efficiency properties. All floors sit on a rigid steel frame and contain 50mm insulted panels wrapped by 2mm plastisol. 18mm tongue and groove chipboard flooring adds additional insulation The walls are constructed to be thermally efficient consisting of a unique 7-layer make-up to ensure the garden room is thermally efficient. The roof is also well insulated involving a 5-layer makeup.
The only limitation is that the Garden Room must not take up more than 50% of your overall Garden Space.
We would ask you to clear the ground and if possible level to within 200mm prior to the installation of the base.
Yes, all our Garden Studios can be self-built and will also require that you install your own foundations.
Our garden buildings take around 2 - 15 days to install depending on the size and design that you choose. From order to complete the process takes 6-8 weeks on average.
Yes, we can build dividing rooms in our Garden Buildings. We can add additional external and internal doors. This allows your studio to have more than one use.
We hope that your Garden Studio will be trouble-free and for that reason, all roofs are guaranteed for 20 years and the Garden Room structure has a 10-year guarantee. If you select a bespoke steel framed studio they are covered by a 50-year structural guarantee. All double-glazed windows and doors are covered by a manufacturer's 10-year guarantee.
Yes, we offer this at an additional cost. However, you are more than welcome to use your own preferred electrician.

Yes, you can, although this will require additional plumbing work and the price will be dependent on where your mains water and nearest manhole covers and drains are located.
Whilst our garden rooms are temporary structures and are movable, the costs to move the building may equate to more than it would be to rebuild the garden room again.
Yes, we can run a CAT 6 network cable from the router in your house, this usually follows the same route as your armoured power cable. Alternatively, you can use a 'Home plug', connecting a patch cable to your router in the home.
If you live in a conservation area you have to build behind the rear of your house for the garden room to fall under permitted development. If your garden room falls within permitted development rights then you should not require planning permission.
All of our garden studios are delivered in sections that will fit through a standard side gate.
